What is a Provisional BER?
A Provisional BER is an energy rating of a dwelling prior to the commencement of construction, based on proposed plans and specifications. It outlines how a house will comply with Part L of the building regulations and achieve the min A2 rating.
At this stage our team examines the different / preferred options available for heating systems, floor / wall / roof insulation, windows, ventilation, air-tightness, renewable technology solutions etc.

Why do you need a Provisional BER
A Provisional BER is required by county councils to be uploaded along with the commencement notice before you start building. It is also important to carry out a pre BER assessment in order to know what you have to do in order to comply with the building regulations. It acts as a road map outlining your path to achieve compliance with Part L and having an efficient cosy home upon completion.
We at Murray EcoDesign will be available throughout the build as specifications can and may need to change during the build. We will be on hand to ensure that any change to the specifications wont result in non compliance.

How is a Provisional BER calculated?
A Provisional BER is a desktop study, and no site visit/ meeting is required. We work off proposed plans and gather information on the preferred solutions for heating systems, floor / wall / roof insulation, windows, ventilation, air-tightness, renewable technology solutions etc. If the client has not thought about some of these items at this stage we can advise on the different options available.
